Predium raises €4.5m for its ESG management platform to decarbonize buildings
Munich, September 4th, 2023 - Predium, a leading provider of ESG management solutions for the real estate and finance industries, has successfully closed its 4.5 million euro seed funding round. The round is led by UVC Partners. Existing investors such as b2venture are expanding their investment. Other investors include Mutschler Ventures as well as business angels Joachim Drees (Drees & Sommer, MAN), Alexander Schwörer (PERI), Heike Gündling (Bilfinger, 21st Real Estate) and Maximilian Viessmann (Viessmann Group). The founders of Presize, who recently sold their start-up to Meta (Facebook), also participated in the round.
The real estate industry is facing increasing regulatory pressure
The real estate market is currently experiencing turbulent times. With its Disclosure Regulation, the European Union obliges real estate owners to report on their ESG practices and risks. Non-ESG-compliant buildings are penalized with a reduction in value. According to EY, around 90 percent of decision-makers in the real estate industry expect price reductions for buildings that do not comply with energy guidelines. This leaves real estate owners with the choice between selling at a discount or undertaking modernization efforts to preserve their building value. In times of rising interest rates and high construction costs, this seems an unsolvable task. The current BGH ruling, which obliges property sellers to disclose pending renovation measures, amplifies the pressure.
"ESG is a risk factor for building value. Very often, there is no up-to-date CO2 record available for the buildings. At the same time, the question arises as to which renovation actions should be carried out and when. The answer to this still consists of an expensive, static and cumbersome mixture of Excel and consultancy projects. We are changing that with Predium," says Jens Thumm, Co-Founder and Managing Director of Predium.
Predium’s Action Engine helps to maintain property value
Predium has developed a platform for decarbonizing buildings. The company enables existing real estate owners, including banks, insurance companies, investors, and housing companies to identify ESG risks and prioritize renovation actions based on costs, savings potential and subsidies using the Predium Action Engine. Progress can be communicated through automated reporting. In this way, Predium helps real estate owners decide which building to buy, renovate or sell and when.
